Holy cow, did we just sell our house?
(I’ll pause while Sherry flails around since that sentence is a trigger).
Now that we’re through the inspection & the appraisal (and the closing date is officially on the calendar), we’re finally at the point that we feel safe enough to shout it to the interwebs (we waited until this point to share the “we sold our house” news last time too). Of course nothing’s guaranteed until we’re all signing on the dotted line in early June, but so far, so good…
First, some background: Sherry was set on selling our house FSBO (For Sale By Owner) again. She argued that we stood to save nearly ten grand – or even more – by not owing a Realtor the 6% commission. Even if we sold to a buyer with an agent (like we did last time) we’d only be out 3% instead of 6%… so the numbers were pretty compelling. But I still wasn’t so sure. I remembered the stress that we felt last time and was also curious to experience selling with an agent. We came to a compromise. We decided we’d try straight up FSBO for a week. If that didn’t work, we’d list it on MLS for a few hundred bucks ourselves (which is what got us a buyer last time) and if there still weren’t offers a few weeks later, we’d think about engaging a Realtor.
Now for the timeline details:
Friday, April 26: The Realtor who helped us buy our new house (Anne) checks in to see if our current house is on the market yet (she knew we were hoping to sell it sometime this spring). Turns out she has some buyers looking for a ranch and she thinks ours would be perfect. We tell her that we’ll be sharing the news/putting it on the market in four days. She says she’ll call us back if they want to see it then. This is a reenactment. And it makes Sherry cry laugh.
Saturday & Sunday, April 27 & 28: We spend the weekend furiously getting last minute projects done, on the off chance that we get any quick interest (we’ll write up a whole post about what we did to “stage” our house for a showing soon).
Now here’s where the days become a bit more action-packed…
Monday, April 29
- 2 pm: Anne the Realtor calls. Her buyers are very excited about seeing our house. She wants to bring them by the next day at 2pm. Yikes!
- 2:30 pm: Come down from the high of our first scheduled showing to realize we haven’t made a flyer or decided on a sale price. Uhh…. better get on that.
- 3 pm: Begin frantically cleaning the house. Since when did Clara have so many toys? And where would we be without storage ottomans?
- 9:30 pm: After some scrambling and looking at comparable homes for sale, we pick a list price and throw together a flyer.
- 12:30 am: Computer freezes while attempting to print flyer. File is lost. Too tired to recreate.
Tuesday, April 30
- 7 am: Up early-ish to recreate flyer and proofread our post with the new house news.
- 9 am: Flyer is printed. House still doesn’t look clean enough. More cleaning commences.
- 10 am: Post is up and comments are rolling in faster than we can keep up with them, but the caulk around the tub is too grimy. Where’s the caulk gun?
- 1:30 pm: House is looking presentable, but we’re a sweaty mess. Good thing Anne the Realtor will be doing the showing.
- 1:45 pm: Anne arrives early (as planned) for us to show her some of the improvements since she last visited.
- 1:55 pm: Buyers are early (not as planned) so we high-tail it out of there so they can look around without us hovering.
- 2 pm: Since we have Burger with us as well as Clara, we kill time at a nearby dog-friendly walking mall. We have some fun browsing places like Banana Republic (where Clara and Burger try out the three way mirror) and Build-A-Bear (without actually building a bear, which is a parental coup if we’ve ever had one).
- 3 pm: It’s a full hour later – and Clara’s naptime – but we haven’t received a call from Anne that we’re clear to come home. We try giving her a ring but our call goes to voicemail.
- 3:15 pm: Clara’s late for her nap and she’s getting tired of being at the mall. We assume Anne forgot to call us and drive home.
- 3:30 pm: We turn onto our street to see Anne and the buyers just getting into their cars. Wow. An hour and a half at a first showing seems pretty good. Maybe they liked it!
- 3:31 pm: Anne calls to say they really liked it and they were going to sleep on it, crunch some numbers, and get back to us.
- 4 pm: We’re excited and relieved, but have tons of comments to catch up on. Plus, we’ve had a few other house-interest emails from locals. We’re a pretty even mix of grateful, tired, and nervous.
- 8pm: We’ve sent out a few other flyers via email and have scheduled another showing for 11am the next morning. How did this house get so messy already? Oh yeah, our three year old…
- Midnight: House is reasonably clean again. We crash for the day.
Wednesday, May 1
- 5 am: Sherry can’t sleep thinking about all of the new house projects and potential buyer excitement. She begins drafting a Q&A post for you guys.
- 5:30am: I get up to go to the gym before the girls wake up. Clearly I missed Sherry rolling out of bed already.
- 7:30am: I’m back. Clara’s up. Time to get her fed and ready to go on an adventure with Grammy.
- 10am: Post is up. Clara’s with Grammy. Counters need wiping down post-breakfast. House is ready for its second showing.
- 11am: Potential buyers show up with their agent. Sherry, Burger, and I go for a walk (pretend this is a picture of Sherry, me, and Burger instead of a shot with Clara and no Sherry).
- 11:30am: Get a call from someone that we sent a flyer to last night while we’re out on our walk. They want to come see the house that afternoon. Woo hoo!
- Noon: Second showing is done. Agent says they liked it a lot, and have to talk to their lender with some questions. I let the agent know there’s another interested buyer but that no offers have come in yet.
- 2:30pm: Clara is back from Grammy’s and the third potential buyers show up. They don’t have an agent, so I show them around the house while the girls go walking with Burger. Sherry’s getting lots of exercise today!
- 3pm: Third showing is done. They seem to like it, but don’t appear as interested as the other two families.
- 3:30pm: Anne the Realtor calls. She’s sending us an offer from the first couple who walked through our house yesterday. It’s strong, but $5k below our asking price. “Thanks so much! We’ll get back to you soon!” is our response (while we sweat profusely).
- 4pm: We think things through and discuss everything a few dozen times. I call the buyer’s agent from the morning showing just to let him know that we have an offer on the table. He asks me to hold tight, they’ll have one for us within a few hours. Whaaa?!!!
- 7pm: Second offer comes in. It’s not as strong as the first. Bummer, but at least it helps make the decision clear. We call Anne back, tell her we have another offer, and ask if we can meet in the middle on the price ($3k above their offer, which is just $2k below our asking price).
- 7:15pm: Anne calls to say that the buyers have agreed to the new price and she’ll be bringing over papers for us to sign in an hour!
- 8:30pm: We sign about twenty papers with our minds spinning. Our house is officially under contract! And it’s less than 36 hours after our first showing. In our heads we’re doing a celebratory Elaine-from-Seinfeld dance, but in reality we’re too tired to move.
Now we just have a bunch of little things to check off of our list (a few inspection items, ordering a final termite inspection, and of course packing things up and getting moved into the new house). Should be a busy month!
I can’t tell you how grateful and relieved we are at how quickly and smoothly this second FSBO process has been so far (just like last time we’ll pay 3% to the buyer’s agent, but we saved nearly 10K by marketing the house ourselves and acting as our own seller’s agent). We hear the market is really coming back and it’s a great time to sell, so for anyone wondering, many other homes in our area seem to be getting contracts within a week or even a few days of listing them assuming they’re priced right and show nicely. So hopefully that’s good news for everyone!
We assumed we might end up selling our house to a reader who came to us through the blog, but hilariously enough, just like when we sold our first house, our buyer isn’t a blog reader and didn’t find out about our house because of our site at all. It was just coincidence (serendipity?) that we kept our Realtor in the loop and she happened to have a buyer looking for an updated one-level ranch like ours. So it might also be nice to hear that you definitely don’t need a blog to sell your house, although I’m sure the updates that we did certainly helped us sell it.
So far this experience feels like a stark contrast to our first time selling a home back in 2010. That took us 14 showings over more than 3 weeks, and a variety of promotional attempts (craigslist, forsalebyowner.com, MLS, a sign out front, etc). It was stressful, but even then we were grateful that it didn’t drag on for months. So we certainly are counting our lucky stars for the speed at which things happened with this house! As of right now we’re planning to move to our new house in around three weeks. Holy cow, we better start packing!

Congratulations on the super fast sale of your home and the purchase of your dream home. Our journey has been remarkably similar to yours. 7 years ago, when we had little financial means, we purchased our modest first home (think teal carpet, paint and blinds to match in EVERY ROOM), ripped everything out and fixed it up, lived in it for a while, had our first baby, and sold it. Bought another home and did the same thing, selling it like you did within a matter of hours of putting it on the market. Finally less than a year ago, we bought the home we’re in now – the equivalent in so many ways to yours – especially the stalking. We stalked our current street for SEVEN YEARS!! Can’t wait to watch as you renovate your new home and make it beautiful.

So proud of you guys… I have a friend who grew up like Clara is – a new space that her DIY parents rehabbed every couple of years or so – and she wouldn’t change it for the world looking back. It taught her important life skills like ingenuity, self-reliance, organization, appreciation for the past (in the way they would explain why they kept some things original to the homes), a good work ethic, and a desire to always keep learning about new things, places and faces. I can only imagine the great person you are building along with these homes you enter and care for.

Oh yes, we always disclose that on the first walk through (with a flyer, magazines the house has been in, our book open to the page the house appears, etc). We don’t want to string anyone along so we share that info right away – and thankfully it hasn’t seemed to deter anyone (the buyers are so excited they asked for some copies of the magazines, hah).

From someone who had their house on the market for almost two years, then decided to rent it, then moved out of the country, only to sell it a month later using a power of attorney since we could not be present….how amazing to hear of someone selling their house before its even listed! This is so cool! I have to pass on my favorite moving advice (though you probably have your own excellent organization when moving) I used colored tape to mark boxes for what rooms they belonged in, ex: red for kitchen, green for living room, etc. It was a great time saver when moving and everything ended up in the right room. It was also easier when marking the boxes :) So happy for you guys finding this new house! The layout is divine!!!

Please, please, please tell us you’re taking Clara’s nursery curtains and light! They are so beautiful and I know you could find a use for them in the new house. Also, just curious, will you be leaving the washer/dryer again? I know you said you’d leave the built-ins, but washers and dryers themselves move. In our area it’s super standard for all appliances in the kitchen and laundry room to convey (I actually think it would be hard to sell a turn-key house without those since it wouldn’t be turn-key, haha!) so the washer and dryer stay (we tend to have fun stalking deals and finding new ones though). And as for Clara’s curtains, she wants to keep the new ones she picked for her big girl room but didn’t want her nursery ones or her nursery light, so those are conveying :)

Interesting. We’ve only ever bought one house and it didn’t have the w/d. So we’re not experts. But every house we’ve looked at has kitchen appliances but no washer/dryer even though there’s always a laundry area. So I just assumed those appliances travel with the owner. Didn’t know it was regional.

So interesting! Every house we’ve bought has conveyed the laundry equipment and the kitchen appliances every time! I think that usually only foreclosures don’t have those things (since many of them have been completely stripped and don’t even have doorknobs or cabinet hardware).

In metro Chicago area, to the best of my knowledge appliances always convey. In fact, having good/new applicances is often a selling point. And having old ones can drop the home’s asking price. Interesting how customs change by area.

Seasonal stuff like Christmas decor goes in bins in the attic and we have those cabinets in the dining room (the ones with doors on the bottom) so one side of those is full of books that don’t fit on the shelves above and one side is full of candles and decor stuff.

We just love those too much, so we’re leaving plain white ones in their place (we disclosed that during first walk throughs so any potential buyers knew what was going on).

I find it really interesting about leaving the curtains, etc.! I have never heard of this before, but it is very friendly. When we bought our house, it was BARE. Appliances did not convey either, although we weren’t upset by that, because the appliances in the house were ancient and undesirable. It was better to make the old owner get rid of them … We bought a washer, dryer, dishwasher, and oven before moving in!
The previous owners of our house had such questionable taste,that anything left behind, like window treatments, would have gone straight to Goodwill, but I think the buyers of your house are getting a much better arrangement!
I confess … If I had to convey curtains, special fixtures, etc., I would probably take down my own, and replace them with basic / neutral ones prior to showings, so I could take my carefully curated ones with me. Is that naughty?

Congratulations, you guys!! We here in DC are also enjoying quick sales, many within hours and most with multiple bids. I know you will get into numbers later, but my questions are more about the process…I remember you saying that you bought the home early, justifying that the cash you saved on realtor fees could easily cover the dual mortgage for a while. Did that turn out to be the case, even though you had to pay a buyer’s agent 3%? Do you prefer, after doing this twice now, to have a buyer’s agent handle the sale or would you have preferred, in a perfect world, to do it all yourself and found a buyer without a realtor? It sounds like it would be difficult to find clients who are looking that don’t have a buyer’s realtor these days. And my last question is probably for one of your future posts – when you looked at neighborhood comps – assuming many of the homes in your neighborhood didn’t go to the extent of renovation that you did, did you add those “upgrade” costs onto the price of the comps to come out to your magic number? I ask because we are, after lots of renovation, probably the most expensive home on the block and comps in our neighborhood would never get us to the point of what our house is worth. Sorry for the bazillion questions – so excited for your family and congrats on your success – you guys are everywhere these days!! We knew you when…

Yes! We spent the 3% selling our first house too, so we expected that expense and most definitely factored it in (it’s still around 10K less than using a seller’s agent for 6%). I think in a perfect world it would be awesome to do a transaction without any agent to save the full 6% but I’m not sure how realistic it is because sales can fall through without some agent help, and it’s sort of the best of both worlds to have one agent to help everything go through and draft contracts and stuff like that. At least in our experience this time (and last time) it was the sweet spot! As for comps, it was hard to price our house! We basically looked for non-upgraded ones in our area and factored in some more money for the upgrades we added (but it was a total guess) and then we found a few upgraded homes (only one of which was a ranch in our area, but that was so helpful since that price was exactly what we were leaning towards). Hope it helps!

I sold my first home myself, and the buyer didn’t have an agent, either, but we’re both lawyers and I was specializing in real estate at the time, so that made it easier. Working with the buyer went really smoothly (much smoother than working with the agent selling the house we ended up buying). I was willing to pay 3% to a buyer’s agent, but not a single one brought a buyer to see the house (even when they were already there to show the house next door…which, while comparable to mine, ended up taking much longer to sell and fetching less per square foot).
We also made an offer on a house that was being sold by owner (so no agents on either side), but after verbally agreeing on a price, the seller decided she wanted a few thousand more, so we took that as a sign that it wasn’t the house for us (’cause we would NEVER have agreed on a price and then written up the contract with $3k less).

That is crazy fast how quickly your house sold! Whooo-hooo! I remember years ago when I was 9, my family and I moved from Kentucky to Ohio for about 9 months. We didn’t know it was going to be that short, it was all because of job transfers for my dad. But anyway, during those 9 months the house in Kentucky was on the market and never sold. I don’t even know if there were any offers put in on the house. Because it didn’t sell though, we just moved right back into it after our stay in Ohio. lol

Good luck moving/packing. When I bought my house I swore I would never move again and then there was a tornado and I had to move all my stuff out for repairs and moved back in 6 months later. I’m so impressed! I’m sure it helps tremendously that you guys have put so much work to make your house look good and…you know how to show it! I’m early in the process of looking for a weekend home and can’t tell you how many people don’t bother to do even the most basic cleaning before open houses. I’m talking dirty clothes piled on a chair in the bedroom and stained towels hanging in the bathroom. Presentation makes a big difference!

Do you know how old the couple is that will be buying your house? It just seems like the perfect house for a young couple/family so I was wondering since you are leaving the curtains and lighting etc if it will fit the style of an older family.

We haven’t met them (it has all been through the realtor) so we’re not sure, but we hear they’re an awesome family who loves the house and doesn’t plan to change much (they really wanted a turn-key house to enjoy).

However if ive got my timeline right, it seems you painted the siding on your house after you accepted the couples offer? Did you consider consulting with them about this/telling them about it? Just curious!

Great question! They actually saw the siding painted and the window boxes done (we ran around doing that about 20 hours before the first showing). Katie and I originally planned to share the Pinterest Challenge a week earlier (the intro posts were all written and everything) but they got bumped back due to scheduling with the other hosts/etc. Typically we like to share things we do with a 1-3 day delay (since we have to upload pics and write the post) but in the case of the window boxes and siding it was about a week behind since the PC got bumped back :)

We just recently sold our home to upgrade and likewise after 2 showings in 10 days we ended up with 5 offers. It was a super stressful whirlwind. So I can completely understand all your emotions.

Whoa! Quick $ale for sure! Nice! When I was little, we had about 3-4 different houses and a couple of times they were on the market for a LONG time. We heard about burying a small statue of St. Joseph upside down, facing the house, in the front yard, near the for sale sign. All I can say is that it worked and my parents were so relieved! :)

Wow! That does seem fast and remarkably smooth all things considered. When I sold my first condo there wasn’t a lot of back and forth since we had just dropped the price but when I went to by my current place I put offers in on three different places one at a time and each time there was significant back and forth over both the initial contract and then the inspection. Glad to hear everything when smoothly and easily for you!
