Just like our first house floor plan and our current house floor plan from yesteryear, a bunch of you have requested a new house floor plan. So here ya go! They definitely help visual people like us see what walls are where, and what flows into what. So we whipped this up with floorplanner.com (which is, as the name might suggest, a free floor planning site). One big difference from the last two floor planning posts that we shared? This time there’s a second level. Who’s got two thumbs and a set of stairs? This girl.
The funny thing is that when we shared a video tour of the new house, some people said “wow, the new house seems so much bigger!” and some other people said “wow, your new house seems so much smaller!” so that was interesting to us. I think it’s hard to judge room size without furniture, so since the new house is empty – and covered in blue trim and wallpaper – it might be throwing people off. In reality the new house and the current house are almost exactly the same square footage (there’s literally only a 20 square foot difference). The new house just looks a lot bigger from the outside since there’s a visible second story instead of a hidden 1000 square foot addition off the back of the house that you can’t see from the street.
As for a few first thoughts about what we’d like to do to alter the actual footprint…
- we’d love to convert the big triple window in the eat-in part of the kitchen into a big french door that leads out onto the deck
- there are a bunch of doors closing everything off on the first floor (they block the flow between the dining room and kitchen, the kitchen and foyer, etc) so we’ll be taking those down to open things up
- the wall between the living room and the kitchen will come down, but we’d love some built in bookcases on each side with a large centered opening (sort of like the built-ins in our current dining room but perhaps with glass doors and lighting)
- we’re planning to fully renovate the chopped up bathroom and sink nook in our bathroom so they’re all one space with a nice big double sink and a soaker tub
- someday we’d love to fully finish the unfinished storage space at the end of the hallway (right now it’s just a raw space full of exposed beams and ducts, but maybe down the line we can floor it and drywall it to create a movie room/bunk room for Clara, potential Bean #2, and their friends when they’re older) Update: due to lots of questions, I wanted to clarify the stairs you see in the unfinished storage space – those lead to the attic, but the area labeled as “unfinished storage” is on the same floor as the bedrooms (no walking up or down to get to it).
This video tour of the new house will probably make more sense out of those bullets, and of course we have a bunch of other stuff banging around in our heads (we change our minds every minute) so we’ll be back with a big ol’ List O’ Planz for all the items on the agenda. Get ready guys, we might break 3,000 words with that baby. Oh wait, we forgot measurements! Here’s an extremely approximated rundown for ya (tape measure + three year old = immediate mayhem).

Have you thought about putting a door between the master and nursery? I realize after a year or two it wouldn’t make much sense, but I know I would love to be able to just go through the door instead of down the hall during all those late nights that come along with babies.

A couple of questions: Do you have pics of the unfinished storage & walk-up attic areas? Wish you included those in the video! Just curious because I’ve never seen either of those before. It seems a bit odd to me that they wouldn’t have finished the area above the garage in the first place! Definitely put another bathroom in there if you do finish it! Possible to finish the attic?
Second, what are your plans for the “nursery” while you don’t actually have a second kid? Why would you combine guest bedroom and craft room when you have a spare room… Wouldn’t it make more sense to split those up until you actually have a need to combine them? Or do you plan on the “nursery” being some sort of junk room in the meantime haha.

They were so dark they wouldnt have been seen on video, but with a tripod I think we can get photos for you guys, so we’ll work on that! As for the nursery, it’ll stay empty until we have a kid and then we’ll work on it, just like we did for Clara.

So interesting the difference between MN and VA homes. Almost every home here has a basement (because of tornadoes and the need to put the foundation in below the frost line.) We also need more space for coats and boots. We have sun rooms too, but we tend to call them “three season porches” because, you know… winter. It snowed here last week and was 90 degrees yesterday, but I love it here.

Our house has a “bonus” room over the garage, and despite some energy-saving methods we have attempted, that room continues to be an exaggerated version of the weather since the garage is not sealed. A suggestion from our energy auditor who did the inspection was to insulate the garage first before making the bonus room a place to play or a bedroom, since it would only be comfortable in Nashville’s spring or fall. Otherwise, it unnecessarily heats and cools the second floor because of it’s location.
Anyway, I found that fascinating and thought you may as well now that your family has a two-story home! :)

Ok, I HAVE to share this funny/creepy story.
I think my subconscious must still be in shock over the whole “we bought a new house” thing so obviously I dreamt about it. In my dream I was reading a recent blog post of yours (and this is real time, like it could’ve been today’s post in my mind) and the name of the post was Surprise! The first photo was an Instagram shot of Sherry laying in a hospital bed with a happy Clara and a happy John and a baby boy! The caption was meet our new son! BUT not only did you completely hide your 9 month pregnancy AND the birth AND the gender but the baby boy in the photo was already like 3 months old! Why are you still in the hospital? How did you hide this for that long? Why do you dislike sharing things all the sudden? Too many questions.

Oh yes, will do! A portico is just a covered tiny porch that you enter the house under (so while you get the keys out it’s not raining). You can see it in the “we bought a house!” post since we shared a pic of the front. We want to do an outdoor video too!

I’ve got some unsolicited advice–NO soaker tub!!! They are hard to clean, the jets get really yucky over time and they are a complete waste of space unless you are an avowed bath enjoyer.(like *must* take one every single day sort of bath person) Do an oversized shower instead!!! :)

Love the floor plan! For some reason I kept thinking the garage was next to the office and the living room in your new house because I kept thinking about the layout in your old house. This really helps.
You’ve said these houses are the same size via square footage but if you finish off that space above the garage will the new house be bigger? Or have you included the unfishied space when calculating square footage?

Before I saw the video, I was expecting a bonus room over the garage….I’m kind of excited that it’s all unfinished and blank slate-y! (In our similarly floor planned house, the over garage space is our ridiculously big master bath/closet. I know I sound like an idiot complaining about how big my closet is, but I’d really rather have a 5th bedroom/playroom/game room/whatever there….it would be a lot more practical for us!)

For reasons unknown, I spent a lot of my teenage years making floor plans on either floor planning programs or the Sims! :-D
When I bought my first house it had really long conveyancing (talking most of a year) and I had an entire book with all the floor plans in, handdrawn, all light switches, plugs etc in before we’d even moved in.

We have entertained the idea of looking at a new home in the past few months and we asked my three year old daughter what she would like in a new house. Her only requests were “a princess bed, a bed in the playroom, and stairs.” We currently live in a ranch house, but she loves the steps at her Noni’s house. Almost forgot: The guest room is positioned truly great. If you have any guests that like to sleep in longer then Clara does, they can do so without being woken up from a lot of noise underneath them. That is the one thing I dislike about the room I get to keep at my parents’: When my older brother and his toddlers and I visit home the same time, I always wake up when the kids start playing in the living room (right under my old bedroom). Your guests will love it!

The oak flooring is going to be beautiful. As much as I love cork flooring, it can be very design specific and hard to work with down the road, when things change and you want to go in a different direction.
Before the flooring goes in, though, I was wondering if you thought about tackling the trim upstairs? Painting everything your usual crisp white really adds some sparkle and would be easier when you don’t have flooring installed yet.
I love this new house, by the way. It’s my favorite of the three you’ve owned.

I get so excited for you guys with the stairs. We just bought a new house last September and I was so excited it was silly. I have always lived in a ranch, one-story house. My whole life I wanted a two-story house and finally got it. Everyone said I’d get tired of the stairs, but being in my early 30s, I think I have a while to go before I have to worry about the ol’ “up and down the stairs” thing. Who knows, maybe if we have stairs in our golden years we can add an electric chair and whizz up and down like Mr. Fredrickson in UP! or that old mean woman in Gremlins… minus the scary lil’ monsters.

Have you considered adding a door in the hallway to the laundry area. Then eliminating the bifold doors. Break up the loooong hallway and make the laundry area feel larger without the bifolds. Plus if a little laundry piles up on the floor the hall door can close to hide it.

I love this idea! You could put the door right where the laundry nook opens up– and you could do it as a french door with mirrors instead of panes of glass– so that it’s light and airy back there but you could hide any laundry messes. Plus then you could put shelving on the inside of the laundry nook.
Any plans for mudroom options right inside the kitchen?

I totally “felt” your first home. The next home I really liked, but it didn’t entirely “feel” quite right, although I thoroughly enjoyed watching the creative process, and loved all the choices you made.
THIS house, the second I saw the street shot, I just thought “Wow, this could be their forever home!”. Lovelovelove the layout, the potential, the woods (I’m an L.A. girl who covets herself some woods). I am stupid excited to watch what happens here.
I especially love that all the bedrooms are on the same floor. Sooooo important when you have kids.
My hubby and I just bought our first house! We close Monday. It is the house my Grandpa built in 1947, I have had nearly every Christmas of my life in this house, and I cannot wait to TLC it up :-) I’m even going to follow in your footsteps and blog about it so the family can watch us lovin’ it up!

The potential of that unfinished storage space sounds really exciting. Since it is on the same level as the bedrooms, am surprised the original builder left it raw to begin with when they could have tacked on another bedroom to the layout. Any ideas why the space was left raw in the first place?

We actually have a full walk-up attic. So we hope if we finish it someday there’s still the entire 3rd floor (with super tall ceilings and easy access stairs that lead to it) for storage. We just don’t have a need to finish that space yet, but down the line it’s nice to know that if our family grows we can grow into it :)

That playful tile is what makes it to me. I bet Clara would love looking at the tile, I know I would!
The cool part is that they saved a lot of money creating the look, because they didn’t use real vintage tile. The set designer used fiber board and printed the designs on there, then sealed and grouted it like normal tile. I’m not sure if that’s practical in a normal kitchen, I just thought that was clever.

Since we bought our first home last November, I’ve been totally using you guys for inspiration on how to make it our own. One thing that I had trouble getting over was the different styles of the houses – I’d think, wow they made X look great in their ranch, but my home is a different architectural style, so how would I translate that here? I am THRILLED that you bought a super traditional looking home (from what I can tell so far) – I’m seeing tons of similarities and I can’t wait to see how you tackle the same problems we’re having in ours. I definitely think the style of the house and the architectural features it already have will influence us a lot but we still want it to feel like us. Maybe more classic but not stuffy and still happy with pops of color, a good amount of white, and some pretty curtains and textiles :)

Still so excited about the new house, and secretly hoping y’all tackle that french door in the breakfast area relatively soon because I am DYING to do the same thing! Our house has an addition, so the only way to get to the backyard is through the sunroom that we use as a playroom. The door is out of the way, and we’re constantly tracking grass and dirt through the playroom, french doors in the breakfast area would just solve all our problems! Or at least that’s what I tell my husband! :)
